Build in a contingency. I always recommend setting aside 10 to 15 percent of your total budget for surprises. In older Massachusetts homes, we regularly find things behind the walls, outdated plumbing, inadequate ventilation, moisture damage. Having that cushion means a discovery does not derail your whole project.

Get multiple quotes, but compare them carefully. The lowest bid is not always the best deal. Look at what is included, what is excluded, and who is doing the work. A quote that leaves out permits, demo, or disposal fees is not a true comparison.
